Make sure the $400-$500/month cash flow is enough to cover unexpected costs.It wouldn't hurt to look for other refi options or consider a different loan option, which might offer better terms.

You can also build this over time from past guests, and saves both you and the guests money. 

How much of a savings from real stone?

The property cash-flows at about $1200 after all expenses.

We decided to switch to Hospitable and use the saved money to hire additional VAs, which we can do a whole lot more with. 

Find some sort of deal (which is hard to find right now as prices have risen substantially over the past handful of years), or some sort of value add (maybe find a fixer upper and do a lot of paint work, cosmetic, etc. yourself to get started and save money). 

I predominately work with out of state investors looking for cash flowing rental property in our market. 

They paid $100 over mortgage but saved $400 month over the previous rent.

The initial $100k negative would consume many months/years of cash flow.
