They also tend to try to get pretty close to retail on newer homes, in my experience.If you can buy the house at your number that's great!  

Just like a retail product on a shelf being sold, a car being sold by a retail dealer, etc.

As an investor-friendly agent I find the investor niche is very different than retail, and my  buy and hold investors are generally multifamily.

Commercial encompasses large multifamily buildings, hotels, industrial, office, retail, development, self storage,etc.All of us that are commercial brokers specialize in an asset class and deal size range.If you are looking for larger multifamily or retail STNL or MTNL product it's all I do.

Miguel and Laura,My comment is assuming you want to become a Realtor to have a career in the real estate industry, and not just get a license for your investment purposes.  

Even realtors that get into wholesaling are doing it part time because they are working with their normal retail buy/sell clients to generate their normal income.I noticed a lot of those guru programs teach the same thing (mail to absentee and probate), making it competitive now that the market is now getting 5x as many of the same letters every week.    

There is not a lot of inventory on the MLS, courthouse foreclosures are going for retail prices, and homeowners are receiving 10 letters from different investors.
