Write the lease at $2200 with a renewal incentive of a $200 monthly discount for every month the rent is paid on time, with clear notation that the monthly rent is $2200 and the incentive is only applicable to this lease term.I can't say that rents are falling.

I occupy the upstairs which is a similar size.I am leasing the down stairs unit and have the tenant under a standard VRLTA lease through September, which will likely be renewed at that time.

The place is completely renewed and modernized, and also furnished. 

It is a fairly rough part of town but I wondered if the new beltline with its nearby interchange might bring renewal or at least easier connectivity to jobs and services.

You should be able to apply for eviction if its a month to month lease and you have not renewed it.

Bigger picture though I think we are going to have to rely more on solar and other renewables as electric cars become more common and restrictions on fossil fuels increase. 

I have a clause in the lease and in every renewal that asks them to name someone authorized to remove their personal belongings, accept deposits, etc., in the case of death or incarceration.

So both myself and the tenant have signed the lease renewal.
