Investing in sectors you know nothing about - even if you think your “partner” has expertise2.

Use cash and think if you really need it before buying something. 

Im thinking, instead of a 4plex at 100k downpayment, Ill use 50k of Heloc to add to my 100k for a total of $150k to purchase a 6plex around 600 to 650k. 

Hey @Eli Rods - I think this is a great initiative but I don't think you'll have the most luck finding the answer to your question in this forum. 

If I have had a negative tenant experience (late payments, hostility, drug use, damaging property, etc) one of the options available is for me not to release.

Even though it did not go as planned and we turned out to not be profitable, I think it's just as important to talk about our failures as much as our successes.

They also have a "reserve" fee in which they collect 10% of every credit card transaction and hold it for 90 days before releasing it back. 

I do think Florida in general has the ability to see some strong appreciation and rent growth after 2026/2027 because new construction starts for residential housing (especially multifamily) have dropped substantially.

Hey Naseema, You should think about developing a core 4 when new to investing OOS.
