If the lenders (especially Fannie/Freddie (F/F)) mandates it like they do with flood insurance in flood zones, then people would purchase it. 

The idea of trying to do an off market deal for my first deal always scared me and I never even considered it, but I’ve decided that if I want to make this happen any time soon I’ll have to go out of my comfort zone.

@Jared Sandler thank you for the information and the break down, I really liked how you laid that out :) And gives me an idea of what type of red flags I should be aware of when meeting with new HML's that want to meet with me.

Those loans are great for renovation projects with low down payment but come with a pile of red tape which usually slows down the renovation greatly.

The property is zoned for multi family.

I have a general commercial zoned property for rent.
