I am finally spending regular time on pursuing the goal of owning revenue generating properties.

I do not want to have to pay the HELOC an conventional mortgage together so I am thinking of flipping a house, hopefully done in 6 months and pay them both off and then use the profit to roll into a long term rental. 

So here is my question, if our cost, loss and depreciation is more than our profit, will we not have to pay state, federal tax and will we get a tax return of what we have paid for our room tax.

Assuming these are non-profit orgs that are not restricted to religious organizations or targeting protected-classes, is this actually legal?

Can I propose a deal that a buyer would pay off the back payment to bring the loan current, then pay a few month mortgage while putting work into the house so they can sell and make a profit.
