However, if you were newer to real estate investing and you were looking to get one maybe two 1-4 unit properties, the time factor of managing those out of state properties could be prohibitive in itself.

If they're on a month-to-month, you can end the tenancy for pretty much any reason (as long as it's not retaliatory, discriminatory, and/or in a rent controlled area that prohibits it).

One of the advantages to owning mobile home parks is that when the tenants own their own homes it is cost prohibitive for them to move because of the tear down, transportation, and set up costs associated with the trailer.

Yes @Jay HinrichsI do not coach "turn key" rental purchases, that is not a skill.I coach -looking for seller problems and brainstorming creative solutions, -getting private loans and jv partners, -learning creative financing (ie sub2, installment sales, lease options, lease purchase, legal wholesaling, rehab calculation, subordination of notes, jvs with business people, jvs with home sellers on minor rehabs, etc), -marketing for sellers, wholesale cash buyers, owner financing buyers, tenant buyers, jv credit partners, and private lenders, -learning private lending and syndication, learning prohibited transactions, disqualified persons, custodians, Reg D, etc.

Im curious to see how this regulation will be followed through, who is enforcing this regulation, and just the overall effectiveness of the law.They say the law is meant to prohibit “knowingly make any substantial misrepresentations, make any false promises, untruthfully advertise, or engage in any conduct which demonstrates bad faith, dishonesty, untrustworthiness, or incompetency.” but I'm struggling to see how this will be enforced if the majority of the transactions happen outside the public eye.I want to hear everyones thoughts on will this be successful.
