Many of my private investor notes are written with principle and interest due in one lump sum balloon payment at sale or end of term of note, whichever comes first.

BUT I'm unsure if it is suitable for a newbie as it seems to require a solid understanding (which I lack) of both buy and hold coupled with principles from a flipping strategy. 

While they are pushing out their "stock" units, you should be catering your units to your city.   

Is there a teenage level book that would teach this and beginning business principles to a teen?

The basic principles to succeed in growing your portfolio are taking consistent action, systematizing the business, and growing at a manageable pace by reinvesting and leveraging equity over time.
