I let set at least 24 hours before applying finishing clear coat or wax;Vac the entire room, wipe the floor, walls, woodwork and ceiling , I know, extreme, but there will be no dust to settle on the floor for pre stain and clear coats, I use a cotton T-shirt as a cleaning rag, prevents lint you may get from other rags. :)    

So to prevent the closing last Friday in collapsing, I had to make some phone calls last Wednesday to raise $32K (that's the money needed upfront; the rest of the money will be needed for carrying costs) in 2 days.

Mike,When you "fully rehab" do you improve the building envelope (air seal, insulate, new doors and windows) if its an older building?   

I agree that I need to trust my team, but I haven't worked with any of them before and don't have the finances to make mistakes that could've been prevented with more knowledge on my part.
