It's difficult to predict where the market will be in two years, but my advice to everyone is to adjust their numbers to a more conservative approach and continue buying. 

So you might geta  good deal on price but pay above market rates, in most instances you will pay more for the property and get a lower interest rate - but of course overpaying for a property and being underwater is not a place you want to be, especially in an economy that most predict is headed toward a recession.

Credit score of X, or no money judgements, no evictions, etc.You literally cannot predict human behavior ... a good tenant can turn into a bad tenant through no fault of the PM. 

Something to consider.Regarding the market calming down, if you are in an area that there are multiple offers currently, then as rates are "predicted" to come down in 2024 will make the market 10x hotter and faster than it is now due to demand going up even further.

I think I am aiming for speed though since I want to lock in a rate before these three predicted interest rate hikes.

They can get something that isn't burned with fire.Or are you just predicting that this might be an issue?

The future they have predicted for their family is blown up and probably won't get better. 

The prices are still pretty affordable and the state is predicted to grow.
