Search the boards on BP about a market correction from 2019 and 2020- there will be plenty of those posts and property values nationwide are up 2-3x since then. 

Not saying that is the case here, but just be careful to anyone reading this.Also have you posted it here on BP classified?

The reason I say that is because from the wording in your post, your still fairly early on in the process and may be susceptible to falling for the "next best thing" pitch that you'll find all too common both in BP as well as out of the forums. 

There is not enough information on this post to know if it's a "good deal" or not.
