I’m currently active duty and want to get into real estate but my current schedule is pretty hectic and I would like to minimize the time I dedicate to a property (for the time being).

I'd also use an analytical tool like AirDNA to check out the listings in the area and get an idea of the immediate competition you would have on the platform as well as other invaluable insights (quality, pricing, occupancy rates, etc.) to help you decide.

I use online platform to manage rent collection.

That vrbo and airbnb is enough to get plenty of bookings and that there platforms ingrate with each other.

There's a lot more to this, but BRRRR can be very dangerous...if folks were honest, there would be an entire forum dedicated to failed BRRRR deals. 

I wish I had the scale to have my own dedicated handyman, but I don't. 

"seems" doesnt always mean it is fine, but obviously you can check yourself if there is a leak, everything run perfectly, circuits are dedicated etc...if " seems' means you  know your basics, you can skip inspection.

If you can get all of your residents on Cozy or a similar platform, your real estate life will be much more organized and easier to run.

I think I can build an amazing relationship with a investor not just because I can save them time and money, but because I am dedicated and so eager to learn.
