A broken window during the cold season.A washer made unusable by the "poor" residents by one of their own "Guests".A physical attack by a residents "Guest" (neighborhood youth) upon the owner....Police involved in the indecent.Class "D" area (some might call it Class F)...Seems about Par for the Course in a Class "D" area.At least they didn't steal his furnaces and copper pipes.This guy seems surprised by this--Know your tenant base.....

States and courts all seem to be intrepreting the CDC moratorium differently, so you can't assume anything other then you can't physically remove tenants due to nonpayment of rent.SECTION 8: your PMC should be complaining to the S8 caseworker, who should put pressure on the tennat to pay their portion of the rent and utilities or possibly lose their voucher.

There's no sale until the option is eventually exercised, and when that takes place, the new buyer will do a Purchase Agreement, and the seller will pay off the existing Mortgage...just like a regular sale.
