It isn't realistic to ask contractors to work up estimates for a bunch of houses you don't even own.

Whether they used the city/county inspector or hired their own "private provider" inspector, the results of each inspection should be on there.

Team,Im having a tough time finding an insurance provider for my medium term rental in Pittsburgh and I'm looking for suggestions.I own the building (triplex) where 2/3 units are traditional long term rentals, and 1x unit is a medium term rental.

What I'm getting from BP is it was code in '97, have never had any electrical problems, all appliances and a/c's are new and functioning well, so if you want you can do that on your own dime. 

I would review the Seller disclosures and see how long they have owned it. 

After two years we moved into our own house and continued to rent it out.

I feel I need to protect myself and get the property to be owned by an LLC...But I need STEP BY STEP instructions including how to start the LLC.
