@Michael Clay  Personally I've found that regardless of wanting to do this (getting OF and then re-selling with OF), the sellers attorney will put in language to prevent it.

There is excellent language re: deposits considered as rents if a problem should arise.Re: paint, I have had positive experience from tenants who I had very little history with, and a less positive experience with tenants more known to me... and I'm the signer of the lease addendum permitting the painting!

dropping letter/flyer in mail box is illegal that's what I heard, it belongs to USPS and other official mail services, But you can drop flyer on stairs, drive way on car etc.
