Based on what you've said here, I'd offer that $72K as a base salary and bonuses based on profit and meeting deadlines. 

Unfortunately, Japan does not offer the same tax deferral benefits for 1031 exchanges as the U.S. does.

Apologies, I'm just starting with real estate, however if they're offering a guarantee, isn't that a good thing?

There's also people in the industry that will be willing to teach for free as well.

Any advice on free apps/websites? 

For the kayaks and paddle boats, I would just keep those available free of charge for guests to use if they want; those are definitely great to have as an available amenity though.The garage loft could be a really interesting opportunity for setting your cabin apart from other STR's in the area as well.
