I live in a small town however so I don't know if Craigslist and other online sites have stopped newspaper adds.

I get a text Sunday night from a tenant that the radiator pipe is broken (4 days after the cold spell ended).

Buyers here are also pretty skeptical on flips, first thing they will do is go online to county records and see what you paid for it.

Same for your website if you choose to focus online - it's going to take several weeks or possibly several months before it starts churning out leads on a regular basis.
