A couple days ago one of the property management staff found a new meter providing power to the unit (I can only assume that he stole this meter from a nearby building) and again contacted the power company to discontinue the illegal connection.  

All else being equal, we think our site should deserve a premium to this market rates given its new construction and a prime corner site with little competition immediately nearby and high traffic counts (~35-40k VPD).

I would say if you have family nearby it makes it alot less risky investing out of country.

We also have 2 young ones and the idea of having all the amusement parks nearby is exciting to us.

If the rents are not high enough to support the taxes, loan repayments, expenses (short and long term), property management (which with you not living nearby you need to seriously consider, typically 10% of monthly rent) and other expenses WHILE giving you cash flow, then you need to look at the deal again.

I made the case that instead of going back 4 years because of no comps the appraiser should increase the geographical area to include a very similar nearby community with plenty of multi family comps (which also happens to show that I am correct and at the lowest they should be valued at $210,000.)
