Question,Recently purchased empty land, survey indicates neighbor property fence encroaches over few inches to 8+ feet in major area, and another approx. 1,800 sf. parcel off from out empty land. 

I believe the majority of it is zoned R-2.

Find wholesalers (online search, local real estate meetings, bandit signs), sign a co-wholesaling agreement which outlines the 50/50 split, locate properties that the other wholesaler can sell, put them under contract and let the wholesaler bring the buyer.

You will see a big majority of your deals coming from 4th and 5th communication with the seller.Best wishes,Sharad

I emailed all of the companies I found online. 2 didn't respond, and another didn't seem very on top of their game... but maybe worth a try.

It paid off very nicely & the majority became rentals or were eventually sold to buy more.

Real estate is what the majority of the 99% own.

Obviously this is a major headache, but if you can't stomach it, better back out of the deal.
