@Andrew Garcia, I would take a look at rents for a similar size (square feet and bedrooms) property so I’d have an idea of what the income might be.  

May consider selling in a few years once rates cooperate with higher purchase prices.

Being a savy investor requires more than buying a property at a good price.

Tenants typically stay that long because (a) the rents are way below market and they can't give up a good deal, or (b) they are bad tenants who enjoy the freedom of living under a weak landlord.
