You could probably catch a lot of drama following married blue collar couples that do live-in flips.

Professionals, white collar/office workers, blue collar, ethnic/minorities, roommates, families, couples, etc. 

downstairs would be 1 bedroom, 1 bathupstairs would be a studio with a separate bathroom, walk-in closet, and small entryway roomfeatures I think are "pros" for potential tenantsfront porchfenced yard (with cement and grass)walking distance from Blue lineparking (one car garage, space for a car on the cement part of the yard, and permit on the street)basement and a bunch of storage spacecentral air conditioningfeatures I see as consdownstairs, the kitchen and bathroom are outdated (both are functional, but they look like a grandma's house, haha)Sorry for being so long winded, but I wanted to give as much information as possible.

I was wondering if the colors correspond to the type of neighborhood, ie yellow/black/red correspond to C-D neighborhood while blue/green/purple correspond to better ones?

Folsom has a few key large employers: Intel, Micron, Blue Cross etc. that keep very talented professionals in the area raising families.

Yeah, unfortunately it's Denver...blue city = lots of restrictions and regulations.

Then go to Chase Ink and American Express Business Blue.  

just be wise when you get offers out of the blue from so called private money lenders the space is full of frauds and crooks.

but an out of the blue offer 25% below asking is likely not going to happen and there is no reason to submit it.i've started buying on seller finance and have tried to propose seller finance to some on market deals with high DOM. 

But lots of solid blue collar neighborhoods on south side.
