Is this a “cash for keys” situation?

Existing mold that is isolated (that's the key word here) can easily be killed with chemicals (don't use bleach, get a specialized mold killer, sold everywhere) or ozone.

I am currently binge listening to BP podcast and looking forward to start attending some of the local meet ups as I hear networking is very key in this business.

Just omit any mention of that point, but you can still mention that the seller would save $ vs listing on the market because you would be dealing direct and can essentially bypass agents (if they desire, or say you have no problem if they want to be represented for safety, they key is making them comfortable).
