I would say you are in a good position to benefit.

there by just raising rents even higher and making things worse.. those that can afford houses and have credit will buy instead of risking continual rent increases this will be a benefit to those that build homes or flip homes. 

Not so important for an opportunity zone although there are some tax deferral benefits available with those.The only advantage I can easily see is that the LLC itself has value. 

We in Phoenix, on the other hand, are greatly benefiting from people running from CA, another great socialist state :)

So basically I’ll be busy with my current job and unfortunately won’t be able to benefit from a broker’s front office, or training, or support network just yet (hopefully in a few years).  

So that is how we got rolling in the early years.I do suggest that method, as we benefit from debt pay down, appreciation, inflation and the renovations that we do.
