Hard to know, this was a hot summer. 

I'm looking an hour outside the hot Nashville Tennessee market, looking at what industries are in the area, job growth, population growth, proximity to shopping, restaurants, median incomes, etc.

Get good at looking at non cosmetic things like HVAC, roof, hot water tank and electrical panel and put those things in a separate list.

You also need to consider that the summers in the Phoenix metro are slow for STRs since it's so hot, most people can't hang.

The inspection isn't very hard, make sure the plugs are grounded, the hot water works, the toilets flush, drains work and light switches work. 

I haven’t felt it myself but she says she sometimes will be taking a shower and then all of a sudden the water will get very hot.

Of course they are always in favor of anything to increase bookings.We've been told hot tubs and pet friendly make a big difference.
