Hey all, This weekend I attended a real estate investment intro seminar hosted by Kris Kirschner.

I am looking to establish a service provider (risk evaluator) firm and offer my experience to investment group wishing to purchase bulk REO’s and well as located REO pool’s.

I see them available through a law firm in my area that sells only auctioned homes, the courthouse is literally down the street from so if this is a viable way to buy I'd like to know how.Thanks.

Some REOs do get sold in bulk or individually to external firms prior to listing.

I did find a private firm that will do 10 year mortgages at pretty high rates and there's always HMLs and credit cards....just wondering if there's something I may be missing here.

There are also risk evaluation firms investors used that due the due diligence (risk evaluation) for a fee.

Many of my former colleagues are now with other asset management firms and lenders across the country, and still practice the same core principals.

If you think its 50K repairs, I'd use $75K unless you have firm estimates from actual contractors. 70% of ARV less $75K puts a reasonable price down like $75K or less.
