W I T N E S S E T H :WHEREAS, Assignor has entered into a certain Real Estate Purchase and Sale Agreement with __________ as "Seller" and Assignor as "Buyer" which Agreement was executed on __________, by said Assignor and on __________, by said Seller for the purchase and sale of certain real property being, lying and situate in _____County, __________, and more particularly described in said Agreement, copy of said Agreement being attached hereto as Exhibit "A"; and,WHEREAS, Assignor desires to assign, transfer, sell and convey to Assignee all of Assignor's right, title and interest in, to and under said Real Estate Purchase and Sale Agreement; and,WHEREAS, Assignee is desirous of receiving all of Assignor's right, title andinterest in, to and under said Real Estate Purchase and Sale Agreement;NOW, THEREFORE, for and in consideration of the sum of _________ Dollars ($___.00) and other good and valuable considerations, the receipt and sufficiency ofwhich are hereby acknowledged, Assignor has assigned, transferred, sold and conveyed and by these presents does hereby assign, transfer, sell and convey unto Assignee all of Assignor's right, title and interest in, to and under said Real Estate Purchase and Sale Agreement.

This home is in one of the up scale neighborhoods in Houston, located in the Heights, I typically visit 50 + different homes in all kinds of neighborhoods from the down and dirty to the million + , this one just so happen to be in nice neighborhood, one would expect nice folks right?

All contracts, options, or other devices not based upon a substantial consideration, or that are otherwise employed to permit an unlicensed person to sell, lease, or let real estate, the beneficial title to which has not, in good faith, passed to such party for a substantial consideration, are hereby declared void and ineffective in all cases, suits, or proceedings had or taken under this chapter; however, this section shall not apply to irrevocable gifts, to unconditional contracts to purchase, or to options based upon a substantial consideration actually paid and not subject to any agreements to return or right of return reserved.So, if your "teacher", "mentor" or whatever else they claim to be is proposing using contracts to broker real estate without being licensed or owning the property, they are teaching ILLEGAL practices at YOUR expense.

During this time I have been very frugal. between investing safely and saving,  I have been able to save a considerable amount of capital.

This obviously makes the option worth considerably less, but it offers its own advantages as well.

In fact housing prices here when measured against the median income for the area are considerably more affordable the  Boston, NYC, LA, Seattle, Portland, Denver, Austin, Dallas, San Fran.Our entire region simply does not have anywhere near the number of multifamily homes that are found in other major cities.

In addition there is a high likelihood of considerable differed maintenance (roof, plumbing, electrical, exterior, etc.) which eventually will need to be addressed and will drive up your capital expenditures.  

There are other very important considerations.
