If he is qualified and vetted , then there’s no harm in allowing him to complete the tasks needed but, instead of allowing him to price it out fir you .. you should have a good idea of costs associated with repairs needed and you set the price .. write a agreement with scope of work and explain that you have no problem reducing it from his rent but the only after work is completed .. you never should pay upfront for any repairs .. ever .

I have given well over 30 homes to habit for humans over the years.. and various churchs I could very easily wholesale this stuff to low end wholesalers but I am as state really not a fan of that model.

Basically tenants have to be pretty sophisticated and the landlord has to be very negligent for tenants to prevail.Tenant protection happens mostly in municipal code which is often outdated and typically does not address much more than minimum habitability standards like running water and heat.Also, Utah does not represent a culture of grassroots mobilization protecting the little guy.Not really my personal political beliefs, but good for landlords.Wm
