It seems like it basically up to you to do the math on how much more you will potentially make selling each unit individually and then deciding if that extra $$$ is worth the number of extra hours you will spend.

That's a big mortgage should the home go vacant for any period of time.

I think it really depends on if you are able to increase that cap rate with value-adds post acquisition.

I guess it depends on if you think home prices will continue to go up over the next two years or not.  

What legal options do you have, if something goes wrong?
