But luckily I could absorb that hit in 2017, because I had a generous cash flow due to the large margin.  

Looking to buy and hold for long term positive cash flow, any appreciation would be a bonus in my eyes.I'd like to find a real estate agent who has great connections with lenders, property managers and contractors.

I also offer a bonus if completed on time.

I took any bonuses, tax refunds and saved them for my next property of paid my mortgage down.

And bonus tip: If you have a contractor you have a good relationship with who will listen and let you help (things like paint, and other cosmetics), it can be an excellent deal!

Morning All,I have found  parcel for sale which has a nice brick duplex and a bonus three unit small commercial building.  

For myself, I let them handle my entire remodel and their prices have  pretty much been in line with market prices with the added bonus of them doing the project management for me, but most of the jobs I throw at them are on the larger scale of $100K plus.   

I would ask for a refund of the last months rent as compensation for the inconvenience of keeping a spotless house, the showings and the uncertainty of your living arrangements as you cannot really plan until it sells...maybe a bonus if it sells quickly due to your “staging.”

Appreciation would just be a nice bonus, but my main goal in real estate is cash flow.

They knew the market and were very generous with terms.
