Hi Ndu, Research any ongoing or proposed revitalization projects in the area, such as infrastructure improvements, new developments, or community initiatives.

As I dug into the project, I realized that I was both well suited for flipping (or keeping), but also that I was genuinely enjoying the process.   

I'm not saying Propertyware is the best and I do have plans on switching in the future as I grow but I do feel 2 platforms are needed to separate my management business from my total personal business.

Given you can oversee some parts of the project, with enough research it sounds like a good plan to get started with a BRRRR/Flip.

I currently own a house, where I live in for about 4 years (not sure how that would affect the future on acquiring another property).

At $200+ a sqft plus a year of construction loans, I'm uncertain building in Phoenix area is a project I want to take on. 

The earlier you start in your RE journey, the better off you will be in the future.

Depends on the scope of the project, but I'd guess yes if a more extensive project or your messing with plumbing, electrical, or HVAC.
