I work with many foreign investors and I was one for many years as I was investing in Houston while being overseas.

For me, it's difficult for me to find lenders because I work abroad for a foreign company.

If I open and LLC, I have to register and maintain it annually as a foreign entity in each state.

Possibly a foreign interest?

Having grown up in Toronto, still living nearby and having friends who currently invest there, detached homes are in limited supply and that supply has been pent up for some years now compared to demand, while sustained demand due to added competition from foreign investors, local investors, and sustained low rates compound the rate of increase.  

Personally I went to all those lectures, got an S-Corp + LLC and Foreign Filed to operate in Calif. 

Account Closed I recall being told that foreigners could not purchase property in China.

In Texas, Canadians are the first nationality for foreign buyers, closely followed by Chinese.My company helps foreign investors purchase in Texas and provides financing for foreign investors throughout the US (long term landlord loans).

Maybe someone has a similar experience or can recommend an IL attorney I can talk to and get an answer to the following:Do I need to qualify my Florida LLC as a Foreign Business in IL to buy-rehab-sell property?

If you form it elsewhere for asset protection reasons, then you probably have to register it as a "foreign LLC" in DC.
