I'm not familiar with your market specifically, but I do know LA is pretty inflated so I'm not sure that you can find a great option but it's a fantastic way to get your foot in the door with investing, gain experience as a landlord, build equity and possibly save some money with less risk. 

@William Hochstedler is in the Know about the Northern Utah REIA, I need to start going to these as well, I've been regularly attending the Salt Lake REIA and it has been fantastic, but it's always good to expand and grow!
