Now I'm realizing that for this whole idea to fit in line with my values I'd really like to use my investing to not only create a passive income for myself but also to contribute to making low socioeconomic urban neighborhoods better, particularly for kids who grow up in those areas, like helping them be less exposed to toxic substances and pollution, or have safer neighborhoods to play in, or more access to health/education resources.

Hello, We are a LLC  and have just secured 1 x 7plex and 1 x Duplex property recently and I have another 4 in the pipeline and we intend to manage them ourselves for now, the issue is in Michigan to Manage properties you need to have a Real Estate License.I was thinking about setting up another LLC for managing the Properties to provide some security by not exposing the Holding company.

The downside to doing it this way is that if all of your discretionary income is going toward the mortgage where you can't easily get it back, you are exposed to risk if you have an emergency or a job loss.

There is just no way I'd co-sign for anyone, even my daughter, if it means I'm exposed to all the risk but have no rights to step in if they are not living up to their end of the deal.

The following is general advice that you should consider before retaining myself or another attorney to counsel and assist you with this process.That said, I advise my clients that they are safest if the terminate the tenant's possession of a unit by 1) engaging in some action that effects the transfer of possession (such as having the tenant return the keys to the landlord), or 2) engaging in the eviction process all the way through the court supervised move out.If you don't legally terminate the tenancy before retaking the unit then you leave yourself exposed to a claim that you engaged in a self-help eviction, meaning you removed the tenant from the unit without the legal right to do so.
