Mark,It sounds like you're looking for a creative strategy to (sort-of) flip houses with the minimum cash outlay..... and you want to use the equity you built into the home-owner's house to get paid (win-win..... maybe).  

My credit score itself is excellent, and everything else, job history, income, reserves etc are A+, but because the history is so limited, the underwriters are unwilling to book my refinance loan at the moment.

We printed them offun of excel and did a mail merge.

My objective is to buy several MF units that are as cash flow as possible, long term holds, excellent management, and with leverage.  

How it would work is that the winning bidder's price will be the price you have the first right to buy it at.

Both units appear in excellent condition with my only complaint being the 10ft ceilings.
