My motto and one of the investing principle is " Never Ever Be A Motivated Buyers" Don't be desperate to get in to a deal, this could cost you dearly. 

If the letter comes to your unit then you keep it sealed in your records in case they ever try to claim you made no attempt to send it.

Trying to get out of student debt before i ever get into real estate.

I have been a DIYer ever since buying my first house in the early 80's and always dreamed of flipping or rehabbing houses.

I'm currently on hold with some sort of HUD office that I've been directed to but who knows if they'll ever pick up and I'm not counting on solid feedback. 

Still looking like a possibility to go the HELOC route at this point.Has anyone ever been in this situation, or familiar enough with this scenario to provide feedback?
