On top of that they recently completed a major AirBnB update that allows the dynamic pricing to roll over to all their partners instantly (as before there was a lag and lots of issues syncing up).By no means and I trying to talk you into Evolve as I'm guessing it comes down to the 10% (actually it's 12.5% when you include payment processing), but I will say it's worth evaluating what your time is worth to see if offloading those highly time consuming and convoluted tasks might be worth it, and you can spend more time expanding your portfolio.To compliment my Evolve services, I use digital door locks and some other tips and tricks you can read here.

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants waived ACH fees and additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

The statement shall be given to the tenant, if the tenant is present for the inspection, or shall be left inside the premises.(3) The tenant shall have the opportunity during the period following the initial inspection until termination of the tenancy to remedy identified deficiencies, in a manner consistent with the rights and obligations of the parties under the rental agreement, in order to avoid deductions from the security.(4) Nothing in this subdivision shall prevent a landlord from using the security for deductions itemized in the statement provided for in paragraph (2) that were not cured by the tenant so long as the deductions are for damages authorized by this section.(5) Nothing in this subdivision shall prevent a landlord from using the security for any purpose specified in paragraphs (1) to (4), inclusive, of subdivision (b) that occurs between completion of the initial inspection and termination of the tenancy or was not identified during the initial inspection due to the presence of a tenant’s possessions.Emphasis is mine.
