My development firm is doing a lot of work in this area.

I can't imagine how people who don't focus on it for a living do it without a developed team that has already been through all the learning curves!  

It's contacts developed over time, expertise, time invested and at least some level of dedication to you.

They don’t have the money to do the short plat process but would like to find a developer who is interested in this creative scenario where in the end they have a smaller lakefront house and $1million. 

Hi @Alexander Hunter,many developing countries have property rights and corruption issues, You just can't invest where population growth really will be (Nigeria, Egypt, Indonesia). 

Basic are we purchased two tracts of land vitally located in middle of a large commercial development for $2.5 million.

At some point, the current 10-20% yearly bumps become unsustainable and rents will fall as the number of renters decreases.Meanwhile, investors/developers might seek other markets, but how many markets are growing rents at more than 9% per year? 

I'd feel more comfortable with someone who has full operational and development experience.  

My business partner and I are starting a real estate development company and are forming our LLC.
