@Seann Brown I found two apartment complexes on Loopnet I am keeping an eye on. 

Blogs and forums are general tools for information not finite information and detailed structure.

Also, I have employees in the bottom flat 24/7 that can keep an eye on things and help with cleaning. 

They have done assignment deals for me without batting an eye. 

I would suggest a detailed application form that includes the required permission for credit checking as well.

I went to go look at a flip once in a "transitioning" neighborhood.... didn't take long for a crazy guy to come approach my realtor and explain in great length and detail how he'd burn the building down if we bought it.

Also  the fact that you have another set of eyes and ears working on your behalf and have your best interest in mind when selling or buying for their client
