Variables include access for excavation, disposal of the old rubble, the new foundation construction itself and then backfill and landscaping.

Additional costs were the land (25K) pad preparation (including land clearing), culvert installation (and asphalt over it), gravel driveway, french drain system, landscaping / shrubbery, electric, water, sewer hookups, and the rest of the typical costs.  

I think Texas is the state with the most opportunity with a growing demographic of singleprofessionals, empty nesters and couples that would be thrilled to not have a high rent by living in a small house sharing community space.

I buy a decent amount of property but I look at more than I buy, and I keep my eye on a lot of stuff I have no interest in (outside my demographic, geographic area, price, etc) just to see what the market thinks of these properties. 

No actual issues, we just need to re-finish or maybe just polish the hard wood floors, re-shingle the roof, paint the walls, re-landscape and do a kitchen/bathroom reno.

I posted an ad on Craigslist looking for someone to do some landscape work on one of my rental properties.

Some banks will give you credit for a set of drawings that you have prepared (architecture, landscape, mechanical, electrical, etc) and any development costs (renderings, models, development fee).

Used a landscape company for the entire job and the cost was $11,000.

When i got to the property, i soon realized that it would require pretty much a complete gut renovation, new roof, landscaping, almost the whole 9.  

I'd also make sure that this includes putting the front landscape back together, especially if sidewalks or concrete in the driveway needs to be demoed to get to the pipe.
