I tell my clients to stay away from big box like Best Buy and Office Max etc. unless they are a big fund that wants to value play those at high caps 9 to 10 and can stomach them if they go dark because they own so many other locations.

Look for turnkeys where the providers either have skin in the game or have a financial incentive to perform beyond the sale.

OPM is key, yes, but unfortunately you almost always need some "skin in the game", as they say, so that you have some funds at risk as well.Wholesaling might be a good way to start and build some seed money.

These include using one paint color for all houses whether flips or rentals, ordering carpet considered "seconds'," buying at the pro desk usually with a $2,500 plus order and for us military members and veterans using my military ID card to get a 10% military discount.I'm very interested in hearing what you do to save money!

Most are in sub-standard locations so 2nd generation tenant once dark you will not get the same rents.If you are going to do that take your money and go 10 to 15% down and just get an existing CVS or Walgreens in a much better location and the building is all concrete, brick.
