You might get a mortgage through the same bank that you could have approached on your own, but a mortgage broker will know exactly which bank to go to for which scenario and will make sure all the i's are dotted and t's are crossed.

WHY because wholesalers as a rule cannot play in those.. you need large deposits and real POFs  and then you need to close in the entity name that made the offer.. now I know you can get transactional funding or double close ( although double close is really not legal anymore but some still cross that line ( I mean closing companies)..
