Definitely not trying to bite off more than I can chew at this point, although they will not be perfect by any means in my price range.I do have a handyman that is roughly a 15-20 minute drive from the area who I trust, so he would likely be my failsafe if an issue is over my abilities and/or time constraints.I currently run a small business that allows me great flexibility, so I would almost always have the ability to be an hour away if need be.Obviously there are a lot of factors to consider and no end-all answer to this, but the input is appreciated and I'll keep note of any other considerations that pop up from you all.Thanks again!

You could then release your lien for nominal or no consideration, thereby eliminating the 1st's issue with payment to the 2nd in the short sale.

This period is different for each investor who purchases the mortgage on the secondary market.I always make a disclosure to the borrower they cannot pay it off in under 6 months but technically there is no contract that says you cannot its just more of a consideration move.If the lender spent a lot of time with you and they get "charged back," they probably arent willing to be as helpful next time....

So be prepared to compensate an agent when figuring how much option consideration is needed. 3% + 3% is too much for me.I've never entertained active MLS listings as lead potential for LOs, but good to be thinking outside the box @Nghi Le.
