That experience is what can save you $$ on the budget and insure a good job.To find the right person it is so important to establish the relationship before trying to enforce terms.It is best to find a contractor through referral, but at a minimum one who has a list of testimonials from clients for whom he did what you want him to do.

I agree about getting into an existing property to learn the ropes before jumping into a development, which I am planning to do early this year.Colin- yes I am very familiar with Jonathan Segal's work- he is one of the main reasons I started thinking about real estate development and being my own client.

I want the listing broker to get full commission.Is the agent willing to sign an agreement that you are their only client?
