Something that you can quickly paint and clean and rent out with the understanding of the tenant that you are continually working on the property for thier benefit using thier rent money to do the work..

Hi @Matt Ryan  I usually have a little useful welcome gift to new renters.... either some smoke detector batteries and a couple light bulbs, or a few cleaning supplies. 

I just had both A-Coils for HVAC pulled out within the last 6 months..cleaned and recharged..no leaks were present per my HVAC guy and Condensers serviced.

It's been vacant for awhile so needs good cleaning, some landscaping some flooring and paint in all three apartments.  

2 CLEAN OUT POINTS.

A good tech can make over $100K a year easily if they are clean cut and act like a decent person.   

Depending on lease terms it may take 1-2 years to clean up the apartments themselves, but it is impossible to clean up the entire area.

She moved out before her lease was over, and there were no remaining deposit funds available to return to her after cleaning, vacancy, re-leasing, etc.

Personally, we don't advertise/show a unit until it is vacant, clean, and ready to move into, so that prospective tenants can see what they're getting and know what our cleanliness standards are.
