I would like to be able to find someone who is an owner/agent and needs some leg work done--finding the property prospects, assessing/designing/supervising the cosmetic aspects for the flip, hostessing and promoting the open houses (I make a killer brochure).

I certainly wouldn't recommend you avoid it, it can be beneficial to you and I make the Section 8 tenant do all the leg work, I just show up for the inspection and thank them for pointing out anything that may need repair.
