I'm pulling your leg, you do continue making payments, the holder's death has no effect on a borrower just as Jon outlined. :)Contract for Deed or installment sales the holder pays on the interest as interest income.

I certainly wouldn't recommend you avoid it, it can be beneficial to you and I make the Section 8 tenant do all the leg work, I just show up for the inspection and thank them for pointing out anything that may need repair.
