Currently each unit has their own electric meter and I am thinking about changing the heat system to Ductless Mini Splits for each unit so each unit will pay for the heat they use and they also will now have A/C which will allow me increase rent for that amenity. 

The biggest change was in the cost of the flooring. 

Just make sure to educate yourself now and ongoing... and change your family tree.Impossible is nothing!

Long term, if that's expected to change, you might as well start in a way that best protects you. 

Does having just one other, unrelated investor involved in the fund change this scenario?

I am unsure of how to proceed though because my exterminator says that it has bed bugs.During the renovation, the former tenants’ furniture is being permanently removed and the flooring is going to be changed from carpet to vinyl plank.
