Since the light fixture is expensive and the tenants have clearly already done some damage to it (by leaving it outdoors), you can definitely bill them for it.

It’s a great reminder that staying firm on your terms can pay off big.

While sellers are not obligated to pay the buyer’s agent’s commission, they can still choose to do so if it is negotiated during the transaction.

In Lubbock you can still find very decent property close to Texas Tech for under $200k.
