If you do a cash out refinance within 12 months of owning the property, your loan amount is limited to the LESSER of the appraised value or the sales price of property when you acquired it.

One last question, I know there MANY of great deals out there off-market and my county provides a pretty decent process for viewing Probates, which I can then cross check with the Property Appraisers Office (don’t worry, I won’t be handing out cards to families of the deceased that I’m investigating).

If the original lender is not amenable to granting permission for the appraisal reports to be assigned to someone else, you can also connect directly with the appraiser and just ask the appraiser to refresh the appraisal with the new lender's name.
