I will be handling advertising, reservations and collecting payments, and my onsite manager will be handling the day to day tasks of turn overs, check ins, check outs, coordinating contractors, etc. 

@Mike Rodriguez - This seems like an easy task to subcontract out to a friend or family member.

Just slightly more likely to have a tenant hurt themselves up in a tree than those tasks you mention.....

I'm comfortable doing general fixer upper tasks (sheetrock, cabinet install, etc).. 

Every minute you waste at Home Depot is a minute you could have spent finding your next deal, finding more private money, finding another sub, finding another agent contact, or any other task at or above your pay grade.

On a Real Estate Podcast episode in either June or July of 2021, Brandon Turner mentioned a software they use to video capture a computer screen to help document tasks that he will delegate to someone else.
