I'd expect a deal closer to 2 percent since it's not very populated area. 

That is about the same populations of my market, Baltimore. 

Add to that the facts that 1) the land in Point Mackenzie likely needs a lot of development before major expansion and 2) the currently populated aras of the Mat-Su Valley will have an equal distance to travel whether they use the bridge or on the existing highway route and 3) Anchorage is the 'big city' with a much higher proportion of 'culture' and infrastructure....

I am doing research on certain neighborhoods around my target areas of population growth, demographics, etc.

The area has a great transient population being close to federal prisons and the military base.

Most of the population is concentrated in a few areas, right along the mountains.Skiing is good in both state.  

@Taylor Reichert My experience when working for an employer was that the majority of the population is working in fear.  

The city population has grown rapidly in the past 10 years and schools meet or exceed standards overall.   

Houses are cheap in Detroit because it has lost about 60% of its population from its peak in the 1950's.  

It's the most populated in Alabama and there are many deals to have as well.
